The following is a comprehensive overview of the various stages of Nobbs Radford Architects' involvement and expertise in the entire process from initial briefing to a completed project. As no projects are exactly alike these stages may be tailored to reflect the requirements of the specific program.
The architectural and building process is complex in nature. Nobbs Radford Architects offer a complete architectural service with extensive knowledge of and ongoing research of design & construction techniques.

Briefing & Schematic

Construction Certificate (CC) and Documentation
 
.recommend client the preferred method of tendering
.prepare drawings at an appropriate scale including plans, elevations and sections, along with other details and schedules
.co-ordinate and integrate the work of consultants
.prepare a specification describing the quality of materials, finishes and workmanship
.submit documents for construction approval
.prepare pre-tender cost estimate
.obtain the client approval of documents and to call tenders
.confirm client approval to proceed
.assess client revisions and / or council conditions
.send revised drawings to QS for confirmation of probable cost
.involve client in section of materials, finishes and fixtures

Tender for Construction
 
.shortlist suitable builders for tender list
.confirm type of contract to be used
.determine tender time frame
.prepare tender information document
.issue tender documents
.respond to builder's queries
.receive, collate and summarise tenders
.negotiate with up to 2 builders
.determine final scope or works, contract sum and dates for start and completion

Construction
 
.prepare the contract documents for signing by both parties
.undertake periodic site inspections, check work in progress regarding design quality control, materials selections and performance
.administer construction contract (if applicable)
.review shop drawings and other builder's submissions
.provide supplementary details and information
.provide instructions to clarify the contract documents where required
.arrange and attend site meetings and other meetings as required
